New Pool Construction
We build concrete, in-ground pools, which is the most durable shell you can put in desert ground. Concrete handles soil movement and temperature swings far better than a prefabricated shell, and it lets us build in any shape, depth or size you want. Most projects run 8 to 12 weeks depending on scope, permits, inspections and weather. We pull the permits, prepare the site plan and schedule City of Glendale inspections. Much of Glendale sits on caliche, a cemented hardpan layer that can slow a dig badly, so we probe for it before quoting rather than after.
New Spa Construction
A spa can be raised into the pool as a spillover feature or set on its own as a standalone retreat. Either way it gets designed and poured as part of the same project, so the tile, finish and decking match instead of looking bolted on a year later. We size the plumbing and equipment from the start, which is what keeps heat up times reasonable and the jets doing what they should. If a raised spa needs a retaining wall over four feet, Glendale requires an engineered design, so we build that into the drawings rather than discovering it at plan check.

FAQ for Glendale Residents
These are the questions Glendale customers ask us most, covering cost, timelines, permits and maintenance. If your lot is older, sits near a wash or falls under an HOA, a few of these will matter more than the rest.
A pool's price depends on interior and decking materials, equipment, and features like waterfalls, lighting and firepits. Design, size and amenities all move the total. In Glendale the biggest variable sits underground. Caliche, a cemented hardpan, runs under much of the city and can turn a routine excavation into a slow one, so we probe before we quote instead of guessing. Access is the other factor. On older lots near downtown with alley garages and narrow side yards, whether equipment can reach the backyard sometimes decides both the method and the price.
The only way to get a real number is a site visit. We walk the yard, check access and grade, talk through what you want, then come back with a price built around your lot rather than a Valley average.
Pool projects typically take 8 to 12 weeks. The exact time frame depends on scheduling, scope, permits, inspections, material availability and weather. Monsoon storms between June and September can add days around excavation and gunite. In Glendale, plan review is the step most likely to add time, and it is usually avoidable. Reviewers routinely reject site plans for missing setback dimensions, absent drainage information or incomplete barrier details. We submit complete drawings the first time so the application does not bounce back.
Sometimes, and it catches people out. Glendale caps how much of a residential lot can be covered by structures, generally in the 40 to 50 percent range depending on your zoning, and plan reviewers reject site plans that leave the calculation out or exceed the limit. On a smaller older lot that already carries a covered patio, a casita or a large shed, the pool and its decking can push you close to that cap. We run the numbers during design, before you settle on a shape, so the plan clears review rather than coming back for revision.
Any pool holding more than eighteen inches of water needs a permit from the City of Glendale, along with a site plan, barrier and fencing details, and electrical review. The site plan has to be drawn to scale with a north arrow, setback dimensions to every property line, lot coverage figures and drainage information. Barriers fall under Chapter 32 of the city code and state law, which means at least five feet measured from the outside, gates that are self closing and self latching, and a latch set at least fifty four inches above grade. We handle the applications, the site plan and the inspection scheduling, and we confirm current code on every build.
Usually yes, but it changes the paperwork. Glendale takes part in the National Flood Insurance Program and the city issues flood zone determinations, so if your parcel sits in a mapped high risk area the drainage and grading on your site plan gets closer scrutiny. Property near the Agua Fria, New River and Skunk Creek corridors is the most likely to be affected. We check your flood zone during design and shape the deck grading so stormwater still leaves the lot the way the city expects.
In the master planned parts of Glendale, often yes. Communities around Arrowhead Ranch, Arrowhead Lakes and the newer subdivisions north of Bell Road commonly run architectural review, and they typically want written approval before city permit work begins. Submittals usually cover pool placement, decking material, equipment screening, wall heights and exterior colors. Older neighborhoods near downtown and around Sahuaro Ranch often have no HOA at all, which removes the step entirely. We check which applies to your address at the start.
Faster than most owners expect. Glendale's water is hard, and that mineral content leaves a chalky scale line at the waterline tile if it goes unmanaged. It is cosmetic rather than structural, but it is far easier to stay ahead of than to remove later. We go through water chemistry at handover and explain which finishes and tile hide scale better, so you can choose with that in mind rather than finding out the first summer.
